The Custom Homebuilding Process: From Vision to Move-In

Building a custom home is an exciting opportunity to create a space designed around your lifestyle, priorities, and personal style. But if you’ve never built a home before, the process can feel overwhelming.

At Holliday Homes, we believe the experience should be as thoughtfully planned as the home itself. From your first conversation with our team to move-in and beyond, we guide you through each step of the journey.

While every project is unique, the custom homebuilding process generally follows five key phases.

1. Engagement: Starting With Your Vision

Every custom home begins with a conversation. You’ll meet with the Holliday Homes team to discuss your vision, lifestyle, design ideas, and ideal budget. Together, we’ll begin defining the scope of your project and creating a roadmap for what comes next.

Key steps include:

Initial consultation with the Holliday Homes team

Discussion of your vision, goals, and budget

Pre-Construction Agreement outlining the scope of work

Lot Purchase Agreement, when applicable, with Holliday Homes serving as the executive builder on the lot

Connecting with an architect you’ve selected or choosing from Holliday Homes’ trusted architectural partners

The goal is simple: establish a strong foundation for your project before moving into design.

2. Architectural Design: Bringing Your Ideas to Life

This is where your vision begins to take shape. You’ll work closely with an architect of your choice—or one of the trusted architects Holliday Homes can recommend—to develop your home's architectural plans.

Throughout the design process, Holliday Homes provides construction expertise and begins developing preliminary estimates based on the evolving plans.

As the design becomes more detailed, we refine the home's specifications and engineering plans while working toward a realistic final budget and allowances.

The result is a thoughtfully designed home with a clearer understanding of what it will take to bring it to life.

3. Pre-Construction: Finalizing the Details

Once the architectural plans are complete, it’s time to finalize the details before construction begins. During this phase, Holliday Homes completes the final detailed budget, and you’ll have the opportunity to review the investment and ask questions before signing the Construction Contract.

We also handle the necessary permits, insurance, and other pre-construction requirements.

At the same time, you’ll begin finalizing your home's materials, finishes, fixtures, and other details with our in-house Interior Designer.

4. Construction: Watching Your Home Come to Life

Now the vision starts to become reality. Holliday Homes manages the construction process, coordinating the trades, materials, and all details required to build your custom home. A general construction timeline often looks like this:

Site preparation and foundation work

Framing and structural construction

Roofing, windows, and exterior elements

Plumbing, electrical, and HVAC installation

Drywall, cabinetry, flooring, and other interior finishes

Interior and exterior painting

Installation of fixtures, hardware, and design details

Final inspections and completion of the home

Throughout construction, communication remains key. Our team keeps you informed and helps guide you through the decisions that arise along the way.

5. Warranty: Support After Move-In

The relationship doesn’t end when you receive the keys. After you move in, Holliday Homes provides continued support through the Warranty Phase.

30-Day Check-In: Address warranty items that require immediate attention.

11-Month Warranty Walk-Through: Identify and address remaining warranty-related items, including applicable finish and paint concerns.

2-10 Warranty Coverage: Your 2-10 warranty coverage period continues according to the terms of your warranty program.

This ongoing support gives you added peace of mind as you settle into your new home.
